If you already live in Cornwall but are on the move, could you benefit from having a search agent working for you to find your next home?  Normally I would say no – you know your area and have your finger on the button ready to view new properties as they come to the market.

However, I was recently recommended by happy clients, to a couple who had sold out of county a year ago and were in rented in a village on the outskirts of Falmouth.  They had been searching for their ideal retirement home every since, and had viewed a whopping 46 houses but had still not found their ideal home. They called in the cavalry!

I suggested that we went through all the property details of the houses that they had viewed, to discuss what they liked about them and why they had been dismissed.  I then discovered that they were buying one a year ago which fell through for legal reasons – Bingo!  They had loved and lost so were therefore comparing every house they viewed to the one that got away.  It was my job to help them fall in love again.

I started by viewing some of the properties that they had dismissed that I thought suited them and gave them my thoughts with their remit in mind.  I was also in touch with all of the estate agents who gave me early doors on properties that were not yet being marketed, so my clients got to see them pre-marketing.  In fact 4 of the houses that I have short listed for them were not available to the public.  I am delighted to say that they had an offer accepted yesterday on a beautiful home sitting in stunning grounds close to Maenporth Beach.  This property not on the market when they first viewed so they were lucky to get early doors as the day it was launched there were immediately 4 viewings on the first day- but I was able to secure the house for them before other buyers had a chance to offer.

They most certainly would not have known about these properties first if it were not for me, my local knowledge and rapport with the local agents, who know that they can trust that my clients can proceed and that I have qualified them and done due diligence.

So – sometimes you just need a helping hand and a little nudge to make sure that you are buying the best house for you in any given market, and that you are making an informed decision.
